Inflation has been on the rise. The increase has been driven by higher costs for utilities, healthcare, cars, food and rental housing costs. What does this mean for the real estate industry? Well, while the fed has promised to keep short term rates low until at least 2023, it can not control long term rates, which can easily rise if lenders get nervous about inflation. As for the moment, rates are still extremely low, hovering around 3%, yet the costs of waiting to buy could be significant. Last year at this time we had seen 3329 sold properties for an average of $245,242, this year we have seen 3333 sold properties for an average of $287,980 in the Grand Rapids Metro Area. That is a 17.4% increase which is great information to continue to share with your sphere. Speaking of your sphere, did you know that the average person in your sphere knows 285 people. Considering about 5% of the population moves every year, that means about 14 of those people will be moving in the next 12 months. One person could know 14 opportunities for your business per year. 100 people in your database equals 1400 opportunities. Does this change the way you view each person in your sphere? With that in mind, we will continue to work each week to provide you with valuable information to share so you stay top of mind with your sphere. We are 4 months in to 2021…1/3 of the year is behind us. Now is a great time to check if we are on track for our annual goals. On average 28% of real estate sales for the year are closed by the end of April. Knowing that, let’s take a look at where you are headed and calculate an end of year sales estimate. Simply take your closed sales volume YTD and divide it by 0.28. This will give a good idea of where you will end the year. Do you like what you see? The Easy Way to Present Multiple Offers Using Google Forms

We are continuing to help busy agents like you save time to get a little of your life back. Multiple offers our common in our current market. 5, 10, 20, I even heard of on 61 offers on a property this year. Organizing and presenting multiple offers is a challenging a time consuming task. Here’s a solution, on your listing card ask the buyers agent, in addition submit the offer, to fill out a google form summarizing the offer. Simply provide the link in the agent only remarks. The google form will automatically populate a confidential spreadsheet with all of the offer summaries. No data entry for you, you will just want to cross reference the offers to confirm. Its also a nice way to double check you didn’t miss any offers in your inbox or Dotloop. Now you have a nice clean spreadsheet to help compare and review offers with your client. At the root of our inventory challenge is uncertainty…uncertainty around will we be able to find a home if we sell ours. Until we answer this uncertainty our inventory challenge will persist. Here are 2 stats to share with your SOI to help remove the uncertainty and build confidence. First, there have consistently been approximately 13,000 homes sold in the GR area every year for the last 7 years regardless of the changes in the inventory statistics. Second, at the end of February there have been 1330 homes sold which is higher than our average pace.
